build economic house as few as posible
there is no shortage of economic house in china. from 1960s to early 1990s, more than 30 years, all the building in china are economic house. today's high quality building just start from middle 1990s. only about 10 years.
so, there is no shortage of economic house. the real fact is don't have enough high quality building.
but why people complain housing price too high? and people feel there are no economic house for low income family?
because many high income people still live in economic house. many rich family still live in economic house. chinese don't like to move. the place they live long time, they used to the area, they know the neighbors, they don't want to move.
like shanghai Tian-lin 9#, that area was built for high leve intellectual. it was a high quality living area at that time. but today it can't compare with any middle quality's apartment. it's a economic housing area now. but is it for low income family now?
goverment should make policy to encourage high income people, and rich family move to nowday's high quality building. like selling old apartment switch to new building needn't pay tax. or get better mortgage rate.
encourage they move out from the economic house, let low income family can buy affordable house. not to build more and more economic house.
make policy to encourage people switching to high quality building looks like benefit rich people. actually not just benefit rich people. which benefit to most people.
if don't encourage them to move out, many new building just sit there. keep empty. but low income family can't improve living condition. then goverment have to sell land cheap to build economic house. then every where are economic house. then after 20 years break them down to build new building again. building should be use 100 years.
now helping low income family to improve living condition not in right way. shouldn't let low income family to buy new building. today's building much big than before. even goverment support them, they still can't afford.
to change this situation need some time. but for sure it's not a good idea to build economic house more and more. china has no shortage of economic house. depend on economic growing more and more middle class family will appear. they need high quality building not economic building.
today's shortage of economic housing just a temporary appearance.
it's quite a challenge to keep housing price and encourage people switching to high quality building. but it worth to challenge.

经济房还是不够经济 入围者承受不起大户型

浙江在线12月1日讯 杭州市第十三次经济适用房预登记日前结束,选房工作即将开始。此次多少人参加了预登记目前尚是个问号,不过在预登记现场以及后来在坊间了解到的信息,有些本可以参加预登记的市民竟然投了“弃权票”,原因是房源户型面积“大”了点,经济上承受不起。
在预登记现场,徐女士刚登记完,坐在一边的椅子上满脸愁云。她告诉记者,虽说这次房源与登记户数1:1,可是户型都不合适,多层的房子太少,即使是登记了,也不一定会轮到自己。“高层和小高层的面积大,且价格高,每平方米4600多元,面积大多100平方米以上,超出40多个平米我还是买不起。即使能买的起,高层和小高层的物业管理费一个月至少也要100元,一年下来也不少,还是很难承受。”她担心,这次如果买不到,就可能排到后面去了,也可能以后就没有机会了。
有一位施先生算了一笔账:都市水乡的房子高层和小高层均价每平方米2980元,超出享受面积每平方米4651元;高层和小高层的户型中,六七十平方米的几乎没有,大多是一百平方米以上,这样一来,一套100平方米的高层,总价三十六七万元了。对于不少预登记市民来说,这不是个小数字。
翻开此次公开销售经济适用房公告,户型面积以八九十平方米为主,但也有不少超过100平方米。在预登记现场,有市民分析,按照新的申购标准,这次最终能够“入围”挑选房子的,无疑都是居住条件较差,同时无疑也是经济条件较差的市民,他们中不少人即使能够“过五关,斩六将”进入“决赛”,也会因为经济承受能力问题,买不起这批户型面
积也不算小的房源。
业内人士分析,现在销售的经济适用房事实上还是近年建造的房子,因此,不少房源户型面积看起来还是比较大,特别是对于这次参加挑房的市民来说。不过较之以前的经济房房源,这一次再也没有出现像前几次150平方米那样的大户型了。
杭州市11月颁布的《杭州市市区经济适用住房销售管理实施细则》明确,“根据国家有关规定,本市市区经济适用住房建筑面积严格控制在中小套型,即中套住房建筑面积控制在 80 平方米左右,作为一户 4 人及以上家庭享受供应标准;小套住房建筑面积控制在 60 平方米左右,作为一户 3 人及以下家庭享受供应标准;高层、小高层住宅可增加建筑面积 10 平方米。”今后经济房户型面积会越来越经济,经济条件有限的家庭届时也能够买得起经济适用房,不会再出现“弃权”现象了。
